RENTAL INFORMATION AND GUIDELINES:
Hoffman Agency, Inc. is open Monday through Saturday
9:00 am to 5:00 pm, Sunday from 11:00 am to 3:00 pm.
A 50% deposit is required upon signing the lease. The remaining balance is due in full on or before check-in.
Credit cards are not accepted. All payments must be in US Funds. PERSONAL CHECKS ARE NOT ACCEPTED AT CHECK-IN.
If we do not receive your deposit and signed lease by the date specified, the lease will cancel with no further notice.
CHECK IN TIME
Keys may be picked up at the Hoffman Agency, Inc. office between 2:00 PM and 5:00 PM.
PLEASE DO NOT ASK FOR KEYS PRIOR TO THIS TIME.
CHECK OUT TIME
Rentals expire promptly on the day and time indicated on the lease. All cleaning and packing should be planned so that
keys can be returned to the Hoffman Agency, Inc. by this deadline. Tenants are responsible for the property until all keys
are returned. Keys are not to be left in the property, nor are they to be given to a third party. If you leave before the
office opens, you may deposit keys through the mail slot in the bottom of the front door. Please make sure that keys are
properly labeled – do not just put keys not labeled through the door.
DAMAGE, CLEANING AND SECURITY DEPOSITS
When required, security deposits are to be made payable directly to the owner by separate check and forwarded no later than
30 days prior to check-in. If the property is left clean and orderly with no damage, the owner is required to refund the
deposit within 30 days of check-out.
RENTING PROPERTY SIGHT UNSEEN
Prospective tenants have the right to personally inspect all rental units offered by the Hoffman Agency, Inc. prior to
signing a lease and we recommend that you do so whenever possible. While every attempt is made to accurately describe
each property, we recommend personal inspection to prevent misunderstandings. Properties are not rented subject to tenants’
approval upon arrival. If you refuse a property, you remain responsible for the full amount of the rent as provided under
In the event a tenant elects to cancel a lease, he remains responsible for the total amount of the lease unless the property
can be re-rented for the same period at no loss to the owner, in which case any amounts paid on account will be refunded to
the tenant, less a re-rental charge of 10% of the amount of the lease. Tenants canceling with short notice may experience
difficulty in getting their units re-rented, however, we do list those properties on a priority basis in order to accommodate
those who had to cancel.
Pets, regardless to whom they belong, are not permitted in or on the rental premises. Please make arrangements to leave
your pet home.
Beach tags are not required in Wildwood Crest. The beach is free with lifeguards present from 10:00 AM to 5:30 PM . The
beach is open from 6:00 AM to 10:00 PM. Beach tags ARE required in Diamond Beach, however, not all owners provide tags.
Please check with your rental agent if you are occupying a Diamond Beach rental.
Every lease clearly specifies the maximum number of occupants permitted by the owner. This number includes all overnight
guests as well as infants. Limits are strictly enforced by owners.
